Helene's surge flooded neighborhoods like Shore Acres. Many owners are dealing with substantial damage determinations. St. Petersburg applies a 49% threshold, not 50%.
The 49% rule
In St. Petersburg's flood hazard areas, if repairs or improvements reach 49% of the structure's pre-damage market value, the home must be brought into full compliance with current floodplain rules, which may mean elevation. The City uses the Property Appraiser's structure value unless you submit a qualifying independent appraisal.
